The Rate Shock That Didn't Break REITs

Seeking Alpha · Wed, 23 Sep 2026 11:34:22 -0400

REITs are refusing to break despite another rate shock: the 10-Year Treasury reached 5%, yet REITs remain higher by roughly 7% in 2026 as the once-dominant rate correlation weakens further. Solid fundamentals are increasingly doing the heavy lifting, with healthy property-level cash flows, improving earnings visibility, strong dividend coverage, and better balance sheets helping REITs absorb the rate shock. Cooling supply increasingly reinforces fundamentals: excluding Data Centers, REIT development pipelines are roughly 40% below their 2022 peak and 2019 levels; Data Centers remain the exception at seven times 2019 levels.

REITs Were Sold As Set-And-Forget Income, That Era May Be Over

Seeking Alpha · Wed, 23 Sep 2026 09:15:00 -0400

Many REITs are repriced to the downside and offer better yields. Yet this is just optics, as the underlying problem is very significant. The issue I see is that at the current valuations and market dynamics, REITs can't (or should not) be considered solid passive income investments.

The REIT Conundrum

Seeking Alpha · Sun, 20 Sep 2026 08:00:00 -0400

REITs have evolved into a larger, more diversified, and better-capitalized asset class, now less sensitive to Treasury yields than in prior cycles. Modern REITs feature lower leverage (34.4% debt), predominantly fixed-rate, long-maturity debt, and strong liquidity, supporting resilience amid higher rates. Supply constraints and rising replacement costs create durable moats for select REIT sectors, especially those with HALO (Heavy Assets, Low Obsolescence) characteristics.

Prologis: Undervalued With Plenty Of Room To Run

Seeking Alpha · Sat, 19 Sep 2026 11:59:26 -0400

Prologis remains a 'Buy' for its best-in-class logistics assets, robust growth, and downside protection, trading at a reasonable forward P/FFO and yield. PLD's Q2 2026 saw 8.5% same-store NOI growth, record leasing, and 95.5% occupancy, supporting raised full-year guidance. PLD's data center development pipeline and substantial land/power access offer a significant new growth runway.
